Project Overview
Fosse Surveying was commissioned to carry out a detailed measured building survey of a prestigious Grade I listed castle set within the Lincolnshire countryside. As one of the highest levels of listed building designation in England, the project called for a careful, highly accurate approach suited to a property of this scale and architectural significance.
The main focus was to establish a reliable Gross Internal Area (GIA) that could be used to inform an Insurance Reinstatement Cost Assessment. Given the scale, age and architectural complexity of the property, accurate measured data was essential to provide a dependable basis for the assessment.
While on site, our team also captured the information required to produce full floor plans, roof plans and external elevations, creating a comprehensive measured record of this significant historic building.

Surveying a complex Grade I listed building
Surveying a historic property of this significance is very different from capturing a modern commercial building. With centuries of architectural development reflected across the castle, the survey needed to account for complex layouts, different building periods and an exceptional level of external detail.
The castle has evolved over centuries, resulting in a complex arrangement of rooms, different building sections and highly detailed elevations. As the project photographs show, the property includes everything from large symmetrical façades and formal courtyards to older stone elevations, varied rooflines, tall chimneys and intricate architectural detailing.
Capturing these elements accurately required a combination of professional surveying equipment and a carefully planned approach across both the interior and exterior of the property.
Our team used 3D laser scanning and survey equipment to build an accurate picture of the existing building, while working carefully within the sensitive surroundings of a Grade I listed heritage asset.
Accurate GIA for insurance reinstatement cost assessment
The main purpose of the survey was to provide a sufficiently accurate Gross Internal Area measurement for use within an Insurance Reinstatement Cost Assessment.
